Real Estate and Construction

We carry out legal due diligence on title — the chain of ownership, registrations, mortgages, attachments, easements and pending disputes — and act on purchases and sales of property, both directly and through the acquisition of the company that owns it. We draft and negotiate preliminary agreements and transfer agreements, assist with the notarial deed and its registration, and secure the transaction with a mortgage where it is financed. We advise foreign buyers on the conditions under which they may acquire property in Bulgaria.

On investment and construction projects we work from spatial planning — detailed development plans, design visas and building permits — through to commissioning. We draft and negotiate construction contracts, agreements with designers, construction supervisors and subcontractors, and agreements creating a right to build.

We advise landlords and tenants on leases of commercial, office and residential space. When a dispute arises — over ownership or over the performance of a construction contract, delays, defects or payments — we represent clients before courts at every instance, and before the administrative courts in appeals against refusals and decisions under the Spatial Development Act.
